不動産屋さんが知っておくべき英会話｜トラブル対応で使える英語フレーズ

外国人のお客様や入居者から、水漏れ・設備故障・騒音・鍵のトラブルなどについて相談を受けることがあります。トラブル対応では難しい英語を長く話す必要はありません。

「何が起きたか → いつからか → 緊急か → どう対応するか」
この順番で確認すると スムーズに対応できます。

今回は、不動産会社や管理会社のスタッフが、実際の現場で使いやすい英語フレーズをまとめました。

トラブルの状況を確認するフレーズ

・What seems to be the problem?
　（どのような問題が起きていますか？）

・Could you tell me what happened?
　（何が起きたのか教えていただけますか？）

・When did the problem start?
　（いつから問題が起きていますか？）

・Is the problem still happening?
　（今も問題は続いていますか？）

・How serious is the problem?
　（どの程度の問題ですか？）

・Could you send us a photo?
　（写真を送っていただけますか？）

・Could you send us a video?
　（動画を送っていただけますか？）

水漏れ・水回りのトラブル

水漏れの場合は、原因を無理に聞き出すより、「どこから・どの程度・いつから」を確認する表現が便利です。

・Where is the water coming from?
　（どこから水が出ていますか？）

・Is the water still leaking?
　（まだ水は漏れていますか？）

・When did you first notice the leak?
　（いつ初めて水漏れに気づきましたか？）

・Is there a lot of water?
　（水はたくさん出ていますか？）

・Is the floor getting wet?
　（床は濡れてきていますか？）

・We’ll have someone check the plumbing.
　（担当者に配管を確認してもらいます。）

設備が故障しているとき

・What isn’t working?
　（何が故障していますか？）

・Is the appliance completely broken?
　（その設備・家電は完全に故障していますか？）

・When did it stop working?
　（いつ動かなくなりましたか？）

・Have you tried turning it off and on again?
　（一度電源を切って、入れ直してみましたか？）

　（担当者が確認できるよう手配します。）

鍵・オートロックのトラブル

・Are you locked out?
　（部屋に入れなくなっていますか？）

・Did you lose your key?
　（鍵をなくしましたか？）

　（エントランスのドアが施錠されていますか？）

騒音トラブルに対応するとき

騒音については、相手を責める表現よりも、「どこから・いつ・どのくらいの頻度で」を確認する表現が使いやすいです。

・What kind of noise are you hearing?
　（どのような音が聞こえますか？）

・What time does the noise usually occur?
　（騒音は通常何時ごろ発生しますか？）

・How long has this been happening?
　（どのくらい前から続いていますか？）

・We’ll look into the situation.
　（状況を確認します。）

・We’ll take appropriate action if necessary.
　（必要に応じて適切に対応します。）

停電・断水などのトラブル

・Is the power out only in your apartment?
　（停電しているのはお部屋だけですか？）

・Is the whole building affected?
　（建物全体で影響が出ていますか？）

・Is there any running water?
　（水は出ますか？）

・Is there no hot water?
　（お湯が出ないのですか？）

緊急性を確認するとき

トラブル対応では、通常の修理なのか、すぐに対応が必要なのかを確認することも重要です。

　（ひどくなっていますか？）

・Does it need immediate attention?
　（すぐに対応する必要がありますか？）

修理担当者の手配＆日時調整

・I’ll arrange for someone to take a look.

　（ご都合のよい時間はいつですか？）

・What time will you be available?

「確認してから連絡します」と伝えるとき

トラブル対応では、すぐに答えられないこともあります。
